Self Help Program
There are two self help programs- one is for New Construction and one is a Purchase/Rehab opportunity. Both programs are available to families who are below 80% of Area Median Income.
New construction – Families are grouped with other families in a development and work together on each other’s homes to perform 65% of the construction labor with the help of Threshold’s experienced construction supervisor. A construction loan is provided by the USDA Rural Development Loan Program. These houses are typically a split level house, three bedroom, two bathrooms and attached two car garage. Participating families have design allowances which allow them to choose colors, cabinets, plumbing and electrical fixtures, etc. The photos show current and recently completed construction at Three Oaks in Redstone Twp. This program is currently only available in Fayette County.
Purchase/Rehab – In this program, Participating families are approved for a mortgage through USDA Rural Development. The mortgage will then be used to purchase a house and necessary materials to rehab the house. It is anticipated that the amount of time needed to rehab the house will be approximately 120 hours. Threshold Housing Development will provide an experienced construction supervisor to instruct the homeowner in the skills needed to perform the work and to provide ongoing support and guidance. This program is available in Fayette, Greene and Fayette counties.
To participate in either program, families must first submit a Prequalification Application. If it appears that the family qualifies, then a formal application can then be submitted. The prequalification form is downloadable by clicking on the name; both the prequalification and application are available at the Threshold Housing Development office in Uniontown.
